Rental Agreement

Payment Details

The following are the terms and conditions applicable to the rental of the property known as “Seaview Long Beach”, 10 Seaview, 0ld Long Beach Road, Chancery Lane, Christ Church, Barbados. No amendments to or deletions from these terms shall be valid unless expressly accepted and confirmed in writing.

1. The Agreement
This Rental Agreement shall not become binding until payment has been (being either the Reservation/Security Deposit or payment for the booking itself) together with confirmation of booking dates.

2. Exceptions
If for any reason, other than the acts of neglect or default you refuse, or are unable to use the property in accordance with the terms of Agreement, the full rental fee shall be retained.

3. Deposits and Booking Policy

A Security Deposit of US$750 and the Reservation Deposit of 50% of the total booking price will be required for a confirmed booking reservation. Should the booking be cancelled at any time after the reservation has been confirmed, the Reservation Deposit will be forfeited. The remaining payment is required no later than 60 days prior to the date of arrival.

In the event that the Agreement becomes binding inside the window of the 60 days, you are required to pay the total booking fee including the Security Deposit to secure the booking. If full payment is not received 60 days prior to the arrival date, we reserve the right to cancel the booking, thus forfeiting the paid Reservation Deposit. Payment may be made by wire transfer to the account provided or via a PayPal account in line with payment fees.

If booking through an external site such as TripAdvisor,, AirBnB, HomeandAway and other related websites, the booking and cancellation policies will be as per the stipulations listed by these websites.

4. Cancellation Policy

If cancellation is made 60 days prior to the arrival date, 50% of the booking fee will not be payable (or repaid if the booking was paid for in full). Where cancellation is made within 60 days of the arrival date no refund will be due. The Reservation Deposit will not be refundable in any event.

If booking through an external site such as TripAdvisor,, AirBnB, HomeandAway and other related websites, the booking and cancellation policies will be as per the stipulations listed by these websites.

5. Check-in Times - 2:00 PM
Where circumstances permit, allowances may be made for early check in except for ‘changeover’ days where an arrival and a departure occur on the same day in the same unit. If you are arriving on a changeover day we will not be able to accommodate an early check-in.

6. Check-out Times - 12 PM (NOON)
On a changeover day, where a departure and arrival for the same unit occur on the same day, this departure time will be strictly applied in order to prepare the unit for the subsequent arrival. Any request for late departure must be cleared with your property manager prior to your arrival. On changeover days, at the property manager’s discretion, a grace period of one hour may be allotted which would permit the use of a specified bedroom and bathroom (except the Master bedroom & bathroom) until 1:00 PM in preparation for departure. This grace period must be discussed and agreed on by the property manager in advance. After this one hour grace period has expired the property must be vacated to allow for preparation for the incoming guests. A later check out time till 8 PM can be considered for an additional fee of US$150, which can be selected at the booking stage as an extra add-on.

Should you fail to depart the property by the specified above check out times, a fee of US$150 shall be removed from your Security Deposit.

7. Tidiness and Damage
You shall respect and ensure that the Villa and all furniture, fixtures and effects are in good order and condition (fair wear and tear expected) and shall promptly inform the Property Manager of any damage caused to the property or its contents during the period of your occupation. You shall incur all charges for such damage and for any missing items. Any damages will be deducted from the Security Deposit. Damages are assessed at full replacement value and charged in US$, together with an US$150 administration fee. After inventory and property assessment, any balance of your Security Deposit will be refunded generally to your PayPal account you confirm with us within 14 days of your departure date. If your Security Deposit was made via Credit Card or any other financial intermediaries that incurred processing fees, we will refund you up to the amount we received net after these charges. Any processing fees charged in connection with the collection of the Security Deposit will be not be refunded.

8. Smoking Policy
You shall respect that there is to be no smoking inside the Villa. Smoking is permitted in the outdoor common areas. Any evidence of smoking inside the villa will incur a fixed charge of US$200.

9. Pool Policies and No Glassware Policy round Pool Area
No glassware is permitted around the pool area. Glassware is permitted in the outside patio area, but not beyond the Terracotta tiled area. Should any glass break and fall in to the pool, your entire Reservation/Security Deposit will be forfeited.

You are required to adhere to all pool policies. All children must be accompanied by an adult aged 18 or over around the pool area. There is no lifeguard or pool supervision provided.

10. Cleaning Time after Departure
A mandatory cleaning charge of US$65 will be applied to your booking, or removed from your Reservation/Security deposit if not paid at the booking stage. For bookings of 3 nights of less the cleaning charge will be US$260. If our cleaning time after your departure exceeds three hours to bring the villa back up to a reasonable state of condition and cleanliness, then a charge of US$45 an hour will be applied and removed from your Reservation/Security Deposit.  

11. Disputes
In the event that any dispute and/or difference should arise (that which cannot be resolved speedily and amicably), the matter(s) in question shall be resolved by arbitration in Barbados in accordance with Barbadian Law.
